How the lifecycle works

  1. 1

    Review & e-Sign Offering Documents

Accredited Investors review and e-sign airEquity's Offering Documents before committing any capital.

  2. 2

Deposit Funds to Escrow (Enterprise Bank & Trust)

Investors deposit funds directly into escrow with Enterprise Bank & Trust, an independent third-party escrow agent.

  3. 3

    Allocate Funds to Property Offering(s)

Investors choose how to allocate their escrowed funds among available property offerings.

  4. 4

Reconfirm Allocation for Assignment (72-Hour Window)

Investors reconfirm the assignment of their capital to a property offering during a 72-hour adjustment and cancellation window.

  5. 5

    Offering Property LLC Formed

A new LLC is formed for the selected property offering before the purchase begins.

  6. 6

STR Property Purchase (Escrow to Escrow Transfer)

Escrow releases the assigned funds directly to the closing escrow company (or licensed attorney) managing the property purchase — airEquity never touches your funds.

  7. 7

Investor Shares Converted to Titled Property LLC

At closing, investors' shares convert into documented membership shares of the LLC that owns the new property — title is recorded in the LLC's name, held by the investor group.

  8. 8

Funds Distributed: airEquity, Vendors, Blue Sky Costs

Disbursements go to the Property Seller, airEquity (platform fees), Vendors (i.e. Contractor, Property Management), and required filing costs — per the closing statement.

Accredited Investor funds are 100% managed by third-party escrow companies to eliminate unauthorized disbursement — providing security and peace of mind at every step.
